Umrah Hotel Price Index

Weekly tracked hotel prices for Makkah and Madinah across three fixed check-in dates. Nine readings in: Makkah’s late-November rates fell about a fifth in a week, and a five-date control test shows it is a whole month repriced, not a last-minute discount.

Prices and rules on this page last verified: 19 October 2026

We check the same fifteen hotels in Makkah and Madinah on Booking.com every week, on the same three fixed check-in dates, and write down exactly what we see. This is reading nine, taken on Monday 19 October 2026.

Makkah’s November rates just fell by about a fifth

Eight of the ten Makkah hotels we track dropped their 22 November rate this week. Two did not move. None went up. Across the nine hotels quoting a comparable room in both readings, the index fell 18.8% in seven days — by a wide margin the largest move in the series, and the first one that is not an artefact of a changed room type. Every figure below is the same room as last week.

Cheapest available room, two adults, one night, excluding tax. * Last week Dar Al Tawhid’s cheapest unit was a Club Floor room, which we excluded; its usual Superior Twin is back this week at $328.

We tested the obvious explanation. It was wrong.

22 November is now 34 days away. The natural reading is that hotels are marking down rooms they have not sold as the date closes. That would be a modest finding, so before publishing it we checked. One hotel, Swissotel Makkah, the same base room, five check-in dates, all read on the same morning:

Check-inDays aheadRate
8 November 202620$258
22 November 2026 (our window)34$258
6 December 202648$371
20 December 202662$371
28 December 2026 (our window)70$541
Swissotel Makkah, cheapest base room, two adults, one night, read 19 October 2026.

That is not a discount curve. It is a step. A night 20 days away costs exactly what a night 34 days away costs. Then December starts, and the price jumps $113 and sits flat again until the 28 December peak.

So the hotels have not marked down one date because it is approaching. They have repriced November — the whole shoulder month, about a third lower — and our 22 November window happens to sit inside it. If you are choosing when to go, that is the useful version of this week’s news: late November in Makkah is now materially cheaper than it looked a fortnight ago, and it is cheaper across the month rather than on one lucky date.

What this does not tell you. One hotel, one booking channel, one morning. It establishes the shape — a step, not a slope — and nothing more. It does not tell us when the step was set, whether other hotels draw their month boundaries in the same place, or whether November falls further from here. We will run the same five dates next Monday, and the one after, which is the only way to find out.

n is the number of hotels quoting a comparable room in both this reading and the last, which is what the week-on-week figure is measured across. It is part of the reading: −18.8% across nine hotels is strong evidence; ±0.3% across two is barely evidence at all, and we would rather show you that than hide it.

The room we flagged last week came back

Last week InterContinental Dar Al Tawhid’s $328 Superior Twin — its cheapest 22 November room at every earlier reading — was not on sale, and the cheapest thing it offered was a $435 Club Floor room. We excluded it and wrote on this page: “If Dar Al Tawhid’s Superior Twin returns, it comes back into the basket and we will say so and restate again.”

It is back, at exactly $328. So the Club Floor week was a one-week gap in one room type, not a new floor under the price — the duller of the two explanations we offered, and the right one. Saying so is the point of writing the prediction down in the first place.

The index is now chain-linked, and will not be restated again

Three weeks running, a hotel has quoted something that is not comparable with what it quoted before — Elaf Taiba’s suite, Dar Al Tawhid’s Club Floor, and this week Zamzam Pullman’s Haram-view Winter room. Each time we had to drop the hotel and restate the whole history. That is confusing to read, and it is a sign the method was wrong.

From this reading the index is chain-linked. Each week’s change is measured only across the hotels that quoted a comparable room in both that week and the week before, and those weekly changes are multiplied together. A hotel that quotes a suite one week sits out a single link and rejoins the next. Nothing is ever restated and no price is ever invented to fill a gap.

It also means every window finally has an index. Madinah Standard and Madinah Ramadan never had one, because no hotel there had quoted a comparable room at all nine readings. The cost is that the basket size moves, so we now print n beside every figure.

Ramadan moved for the first time

For eight readings the three Makkah hotels selling 27 February 2027 quoted the same three figures. This week two of them moved: Conrad Jabal Omar $1,653 → $1,630, and Mercure Makkah Aziziah $78 → $85, its first change since 24 August. DoubleTree Jabal Omar is unchanged at $870.

The availability picture is unchanged: seven of the ten show no rooms at one or two nights, and Makkah Clock Royal Tower is withdrawn at one, two and seven nights for a third straight week. Across five readings that count has gone 7, 6, 7, 7, 7.

City-wide, Mecca’s 27 February count rose again to 103 properties and Booking.com’s banner now reads 74% unavailable, the lowest in the series and down from 79% in August. All six of our city counts rose for a second week running. More Makkah properties are being listed at the same time as rates are being cut.

Madinah went the other way

Anwar Al Madinah Mövenpick has run out of ordinary rooms for 22 November. The only unit on sale is a Four-Bedroom Royal Suite at $3,112. We have logged that as a screen price, excluded it, and recorded the hotel as having no room available — which is what you would actually find. On the same night that Makkah is discounting by a third, a central Madinah hotel is sold out.

InterContinental Dar Al Iman’s Winter spike reversed. Last week it jumped $107 to $680 and we called it the largest single move of the reading while declining to call it a trend. It is back to $571, within $2 of where it was a fortnight ago. That is the second time in three weeks that refusing to extrapolate from a single reading has been the right call, and it is the main argument for checking weekly rather than once.

Otherwise Madinah barely moved: Dar Al Iman’s 22 November rate −$21 to $552, Le Meridien unchanged at $152 for a ninth reading, Elaf Taiba +$1 to $360, Mövenpick’s 28 December rate unchanged at $533 for a third week, and its Ramadan rate up fifty cents to $386.50 a night on the same two-night minimum.

One-night counts from the Booking.com results header. They inherit the minimum-stay blind spot, so the true number of properties selling each date is higher than shown.

Makkah’s Ramadan count is 41% of its ordinary-November count; Madinah’s is 79%. That ratio has barely moved in seven weeks. If you are locking in one city first, the numbers still say lock in Makkah. More in where to stay in Makkah and the Haramain high-speed rail guide.

How we measure

  • Fifteen hotels, ten in Makkah and five in Madinah, spanning the walkable central districts and one shuttle district in each city. The list does not change.
  • Three fixed check-in dates: 22 November 2026, 28 December 2026, 27 February 2027.
  • One night, then two, then seven. A hotel is recorded as having no inventory only after it fails at every length we tried.
  • Two adults, one room, cheapest available rate, in US dollars, read manually.
  • Blank is not zero. Never $0, never carried forward.
  • Like-for-like only. Week-on-week changes compare the same hotels in both weeks.
  • Room type recorded every time. It has now caught a suite, a Haram-view deluxe, two triples, and this week a suite turning back into a room.
  • Tax basis checked every time.
  • Flag, do not guess. Anomalies are logged, labelled and excluded until confirmed.

The full method is on our methodology page.

What we still cannot tell you

  • We do not know what these hotels will charge in Ramadan 2027. Seven of ten are not selling those dates at any length we tested.
  • We read one channel. Nusuk-linked and tour-operator allocations are invisible to us.
  • We test one, two and seven nights. A hotel with a three-, four- or five-night minimum and no seven-night availability would still read as empty.
  • The city-wide counts are one-night counts and understate how many properties really sell each date.
  • This week is the first time the whole basket moved together. One week of that is still one week.
