We check the same fifteen hotels in Makkah and Madinah on Booking.com every week, on the same three fixed check-in dates, and write down exactly what we see. This is reading three, taken on Monday 7 September 2026. Readings so far: 24 August, 1 September and 7 September 2026.
Nothing on this page is a forecast. It is a record of what was actually bookable, and at what nightly rate, on the morning we looked.
The average lied again — this time in the opposite direction
Take the plain average of every Makkah hotel that was bookable in our Standard window and you would report that prices fell 17.5% this week. They did not fall at all. Four of the cheapest hotels in our basket came back on sale after showing no inventory last week, and their return dragged the average down.
Compare only the hotels that were bookable in both readings and Makkah’s Standard window is up 1.1%.
This is the exact mirror image of last week, when the same arithmetic produced a fake +12.5% because those same cheap hotels had just dropped out. The average moves when the mix of hotels changes, not when prices change. That is why we do not publish it.

Winter moved for the first time
For two readings Makkah’s Winter window (28 December 2026) was frozen. Eight of the ten hotels quoted exactly the same nightly rate on 24 August and 1 September. This week, four moved:
- Conrad Jabal Omar Makkah $509 → $576 (+$67)
- Al Marwa Rayhaan by Rotana $479 → $506 (+$27)
- Doubletree by Hilton Jabal Omar $317 → $343 (+$26)
- Zamzam Pullman Makkah $485 → $448 (−$37)
Three up, one down, and the basket as a whole +1.7%. That is the first genuine price movement we have recorded in any window. It is small, and one week is not a trend. But 28 December is now under four months out, and this is what the beginning of a curve looks like.
Ramadan has not moved once in three weeks
Seven of the ten Makkah hotels we track still show no Booking.com inventory at all for 27 February 2027. The three that do have quoted identical rates on all three readings:

A live market produces noise. Three weeks of rates that match to the dollar, against inventory that is mostly being held back from public sale, reads more like rates that were loaded once and have not been touched since. Madinah’s Standard window opened
For the first time in three readings, Madinah hotels returned prices for the Standard window (22 November 2026). Two of the three are useful. One is not.
Elaf Taiba at $1,165 is flagged, not used. That is more than seven times what Le Meridien quoted in the same city on the same night. In our experience a gap that size almost always means the only room type left is a suite. We have logged it, marked it unverified, and it is excluded from every comparison on this page until we confirm the room type at the next reading. The same caution applies to Mercure Makkah Aziziah at $24 — a real quote, but a shuttle-district hotel roughly 5 km from the Haram, and low enough that we want a second reading before treating it as a data point.

Three of ten bookable, unchanged for three weeks — see the table above. The other seven (Fairmont Clock Royal Tower, InterContinental Dar Al Tawhid, Zamzam Pullman, Swissotel, Hyatt Regency, Al Marwa Rayhaan, Anjum) have shown no inventory at any reading.

Makkah’s Ramadan count has crept up from 82 to 91 properties over three weeks. That is movement, but it is still only 42% of what is bookable for an ordinary November night in the same city. Booking.com’s own banner has said the same thing at all three readings: 78–79% of Makkah places to stay are unavailable for those dates.
Madinah behaves completely differently. Its Ramadan count is 79% of its Standard count. If you are trying to lock in one city first, the numbers say lock in Makkah. How we measure
- Fifteen hotels, ten in Makkah and five in Madinah, chosen to span the walkable central districts and one shuttle district in each city. The list does not change between readings.
- Three fixed check-in dates: 22 November 2026 (Standard), 28 December 2026 (Winter), 27 February 2027 (Ramadan). Fixed, not rolling — a rolling window produced a false collapse in an earlier reading, because moving the date changed what was on sale.
- One night, two adults, one room, cheapest available rate, on Booking.com, in US dollars, read manually.
- Blank is not zero. A hotel with no inventory is recorded as no inventory, never as $0 and never carried forward from last week.
- Like-for-like only. Any week-on-week change we publish compares the same hotels in both weeks. We show the raw average only to demonstrate how wrong it is.
- Tax basis is checked each time. Booking.com sometimes switches a property between tax-inclusive and tax-exclusive display. When it does, that hotel is dropped from the comparison rather than quietly distorting it.

What we still cannot tell you
- We do not know what these hotels will charge in Ramadan 2027. Nobody does. Seven of ten are not selling those dates yet.
- We read one channel. Booking.com is not the only place these rooms sell, and Nusuk-linked and tour-operator allocations are invisible to us.
- Three readings is three data points. We will not describe anything as a trend until we have a lot more of them.
- We do not adjust for room type unless a quote is obviously anomalous, in which case we flag it and exclude it rather than guess.
